How Much Does Plastering a Room Cost in the UK?

Getting a straight answer on plastering costs can feel impossible when every quote seems different. This guide breaks down realistic prices for a typical room, explains exactly what changes the figure, and helps you spot a fair quote across Cheshire, Merseyside and North Wales.

What you can expect to pay

For a standard 12 to 14 square metre bedroom, skimming over sound existing plaster usually lands between £400 and £600. If the walls need a full re-plaster, or you are plastering fresh plasterboard, expect roughly £600 to £950 depending on the state of the surfaces and the number of walls and ceilings involved.

Ceilings often cost a little more than walls of the same size because the work is overhead and slower. Most plasterers in our area work to a day rate of around £180 to £250, and a single average room is typically a one to two day job for one person.

What actually changes the price

The biggest factor is the condition of what is already there. Skimming over solid, flat plaster is quick. Hacking off blown or damp plaster back to brick, then re-bonding and skimming, takes far longer and uses more material, which is why those quotes climb.

Access and prep matter too. High ceilings, awkward stairwells, lots of corners, or rooms full of furniture all add time. Patch repairs around new windows, sockets or removed chimney breasts are fiddly and are often priced as small separate jobs.

Getting a quote you can trust

Always get the price in writing and check whether it includes materials, dust sheeting and clearing away. A genuine plasterer will want to see the room first, or at least clear photos, before committing to a figure. Be wary of anyone quoting confidently over the phone without any detail.

It is worth getting two or three quotes, but do not simply pick the cheapest. A finish that needs sanding and filling before you can decorate often costs more in the long run than paying a bit more for a smooth, paint ready surface.

Common questions

What people ask us.

How long does it take to plaster a room?
A typical bedroom is usually one to two days for skimming, plus drying time before you decorate. Fresh plaster generally needs around four to seven days to dry fully, longer in colder or damp conditions.
Is it cheaper to plaster or use plasterboard?
For badly damaged walls, dot and dab plasterboard then a skim can work out quicker and tidier than repairing old plaster. For walls in reasonable condition, a straight skim is almost always the cheaper option.
Can I paint straight onto new plaster?
No, you should let it dry fully first, then apply a watered down mist coat before your topcoats. Painting too soon can trap moisture and cause the paint to peel.
